Parking Lot Project Requires Flexible Scheduling and Creative Problem Solving

Kansas Asphalt recently completed a parking lot paving project that proved more complicated than expected but provided results that exceeded the major retailer’s expectations. KAI was hired to pave a new parking lot as part of a refresh remodel for a General Merchandise Retailer in Lufkin, Texas. The scope of work included a 2” mill and pave, ADA regrade, 5” and 8” full-depth patching, new concrete curb, three new ADA ramps, and 50 wheel stops and striping. Lufkin is a small town in a rural area with limited resources, which presented us with challenges in securing the material and supplies needed to perform the work.  

Scheduled Paving

This General Merchandise Retailer—the only one in town—is extremely popular. At the time of KAI’s scheduled paving, the store was also undergoing an interior remodel, and the interior general contractor on the project pushed our original start date because they were not finished. KAI revamped our schedule to accommodate this, and at the pre-construction conference, the GC assured us that they would be completed and moved out for our second attempt. They were not, but we had to proceed.  

Collaboration

Under normal circumstances, this job would require a higher level of coordination and traffic control because of the sheer volume of business flowing through the doors. With the interior remodel happening simultaneously, we were under even more pressure to provide safe and suitable entry for our customers. Working around the GC’s staging area, electricians, trailers and equipment, we collaborated with the store manager, going above and beyond expectations by removing debris created by the interior work and facilitating their completion. Because of so many concurrent projects, the job required an increased number of phases, with each phase density tested to ensure compaction. In addition, the updated plans called for the relocation of the store’s ADA parking spaces. All these factors combined to make what would have been a very straightforward paving project extremely complicated. Happily, our customer was pleased with the result.
