What Is Sealcoating?
Sealcoat is a protective coating designed to shield asphalt surfaces from UV rays, water damage, and wear and tear, extending their lifespan. It enhances curb appeal while reducing long-term maintenance costs for various paved surfaces.
How Often Is Sealcoating Required?
The frequency with which a sealcoat layer should be applied to an asphalt surface depends on the following factors:

Our Sealcoating Process
Prepare
We remove all debris and other obstructions from the surface to ensure the sealcoat material adheres properly. We also fix any cracks, potholes, and other damage if necessary.
Edge and Tape
We tape off areas that will not be sealed.
Apply the Sealcoat
We evenly apply the coal-tar-based or asphalt-based sealcoat material with a custom spray or squeegee system.
Coat Application
We apply a second layer of sealcoat to ensure it is evenly coated and blends seamlessly with the underlying surface.
Dry and Cure
We let the sealcoat dry and cure for 12 to 36 hours before the pavement can be used again.
Striping and Markings
We apply lane markings, parking spot lines, and other markings upon request.
